Greenwing is actively working on two specific investment strategies as a result of the economic conditions affecting the current real estate market. Each strategy is based on purchasing properties significantly below prevailing values in locations with strong fundamentals and executing a value-creation business model.
FOR SALE RESTORATION STRATEGY
With a targeted holding period of 6 to 9 months, the acquisition, restoration and disposition is implemented in succession with an intended result of producing attractive returns within a much shorter time frame than typical private equity real estate investments.
PORTFOLIO BUILD-UP STRATEGY
With a target investment holding period of more than 12 months, these properties will typically be valued-added at the time of acquisition. These properties are intended to generate income during the holding period and qualify for IRS 1031 or Capital Gains treatment upon disposition.
Our goal is to add significant value by using our extensive investing experience, creativity, market knowledge, credibility, relationships and hands-on construction management skills. Our area of focus includes under-valued and/or distressed multi-family, retail, office and medical office properties located throughout Oregon and Southwest Washington.
